Anyways, long story short the rubber grommet between the tank and the bowl (2 piece toilet) rotted out causing the toilet to attempt to fill while the water came out the bottom of the tank.

All of the above.If I am doing a rehab and we have easy access to them, and it doesn't cause a major production, we swap them out, usually for PEX but sometimes PVC/CPVC.

The thought of conveying to these tenants the policies I expect them to follow using a translator or Google Translate every time is causing lots of anxiety.Additionally, the thought of having an additional vacant unit (already have 1 confirmed and 1 potential vacancy in the next month) is also causing lots of anxiety.
