I can only express my concern that your self-created operating agreements could derail whatever legal protection you may be shooting for.Overall, I'm not in favor of spending your limited resources of time, energy and money on creating entities early in your real estate, especially multiple entities.

From my own personal experience, every time I buy a property in a different state, I create an LLC in that same state to hold that property.

2) Do you create an LLC for each property or only one LLC that owns multiple properties? 

I am curious what you all use as a property management software to screen tenants, create applications for the tenants to apply, create leases, list the properties for rent, maintenance requests, etc.

Create a LLC in Missouri     Create a WY LLC holding company; make the LLC Missouri LLC the member     Do not register the WY LLC holding company with CA.I'm risk adverse.....LarryC
