Many that I see have beautifully renovated interiors and claim to be in desirable neighborhoods, but I'd be concerned about the building's age and potential major repairs.  

I'm a new investor, leaning towards out of state investing, building my knowledge, stuck on deciding which markets seem to offer desirable rent to price ratios, and forgiving entry points for purchasing my first property.Are there opportunities in seemingly large government-based announcements, with regard to home prices, rents, job growth, etc?

It is a single family home that has been well maintained and is nice for the area, and the area is desirable to young families, college students, and working class people.

Albany is desirable, strong BRRRR opportunities.

That depends on what features you need use and if you desire to support this platform.  

The importance of cosmetic value adds go a long way, especially in less desirable locations.

We also learned our desire for a parking space was against zoning laws and not viable.Outside of the rental, I was hoping that with 15 years of experience, a master's degree, and three industry-specific certifications, I would be an attractive employee prospect.

I am a STR PM Company Owner & Sales Broker.  95% of my clients are out of state and unaware of zoning regulations here, as well as what locations and amenities are most desirable to get the highest ROI. 

I’ve owned it for 15.The house is in Maple Valley in a desirable neighborhood.The tenant paid to have all flooring and paint in the interior redone.

We assume 8% vacancy but we can usually keep it at near zero if we are not rehabbing, but we own in very desirable areas.
