Underwriting Philly Multifamily - Need Expense Research Resources

Hey everyone!

I’m currently looking to invest in the Philadelphia market, ideally a small multifamily (2 - 4 units) for either a house hack or potentially renting out all units.

I’m trying to be very conservative with my underwriting and want to make sure I’m not missing anything on expenses.

I'm good on property taxes since I have MLS access through my agent. But I'm looking for solid resources or websites where I can independently research and estimate:

  • Water / sewer (Philadelphia Water Dept. estimates?)

  • Gas

  • Electric

  • Trash (if not city-covered)

  • Insurance averages

  • Vacancy assumptions for specific zip codes

  • Maintenance & CapEx benchmarks for older Philly properties

I want to be able to analyze deals on my own nightly without constantly needing to reach out to my agent for every data point.

Are there any go-to sites, calculators, public records tools, or general % rules you use for Philly specifically?
