If @Jay Hinrichs said he was starting a perfect Internet grammar course tomorrow, I would know better than to invest $100 in that but a lot of other people would recognize Jay from the forums and think "Well, it's got to be legit because Jay's doing it".

No, it is not AI generated, it is a compiling of information from my book, which I condensed and then used AI for editing to correct for spelling and grammar, and to reorganize some paragraphs for better flow, as I tend to have a lot of run-on sentences in my writing.

No i just type and hit enter as i gosometimes i just use dictation because its easierbut this is the problem with AI is it's ruining discernmentbecause i've sent emails in proper grammar, sent them in bad grammarand people still question if it's AI lol I wish we can post video here on biggerpockets because maybe thenit'll at least give a fair shot of people knowing its really me but even then with Google Veo 3 and others thats been hardfor people to tell if it's real or not too

I was also thinking about a real estate course but as per my understanding, I wouldn't be able to be licensed because I'm still not living there, so my plan is to wait a bit more to enroll in a course to make sure I'll have all my documents ready first (apparently after the completion of the course, I will have no more then 6 months to do the exam to get licensed).Sorry for the long post (and maybe some grammar mistake) and thanks in advance to everyone :)Chiara Hi Chiara,Her course does teach you her way of analyzing properties and local trends by zipcode, but what I discovered after meeting local investors is that everyone has their own way of analyzing properties and their own interests in the different neighborhoods.
