Now, I manually export CC and bank statements into CSV files and then separate each transaction where it needs to go.

Mentorship is not transactional. 

In my opinion, it seems that it will be tough to sell this property since only a full cash transaction or unconventional loan option would be the two ways to purchase the property. 

Hearing that all transactions need to be entered manually in AF, no bank download - that can’t be right is it? 

It would be good to have someone familiar with SDIRA's and prohibited transactions.  

I know that there’s a strong minority of investors on BP who believe all subject to transactions and many “creative” transactions are some sort of scam; but this is just incorrect.  

Those sellers typically have money and are determined to close their property.On the other side of the transaction, the sellers for the replacement property (should) know that a 1031 buyer is MUCH more motivated to close than a traditional buyer.
