Can anyone recommend a property manager for a sixteen unit building in Birmingham, AL except for Red Rock?

As a property manager myself, I typically encourage investors to give it a shot for a few months as you can always go ahead and hire a company at any point.STR management can be expensive, typically about 15-20% here in Atlanta, so it could be worth saving some money and seeing how it goes. 

For new and seasoned investors only, no property managers please :)  Question is:What do you expect / think that a property manager does for an investor? 

Do you fully understand the risks of property management, the value a PM brings to an investor?

I have managed all of my properties myself, even from 2,000 miles away, and the best advice I have is to screen tenants thoroughly.
