But $30k-40k is a lot... or is not, in the grand scheme of peace of mind and long term appreciation of a 1/1 condo in San Diego?

It's not a "get rich quick scheme", it takes a LOT of effort over several years, usually at least 5-10 years.Also see a lot of newbies thinking they have to pay asking price.
