We had 2 year construction happening on 3 sides of our STR.

Whats the expected construction cost, the exit plan, and the proposed financing?

For context, I am a Non QM and Hard Money Lender with a national player who has dealt with investors here local to me, all throughout FL, as well as TX, TN, SC, NC, VA, PA, CA, AZ, OH, and probably a few more states.My point here, and the focus of this discussion, is that I have come across many different types of people, all who share the commonality of undertaking risk in investment real estate in some capacity for a faithful gain in the future.

If you are, then yes there are lenders that would use ARV, giving the deal credit for the land equity as long as the seller subordinates.  10k is a little light if it is your first construction project, lenders generally lower the ratios based on experience.  

When I did my first construction deal as an investor/builder, I had been lending for nearly 20 years.
