This is not a cash flow play in any scenario.Who this deal actually for:An investor who has the cash reserves to absorb ~$1,855/mo, believes SoCal appreciation will continue, and is treating this like a forced savings vehicle that happens to build equity.

Its nothing but a speculative play on an investment that literally has no value unless more people continue to buy it.

Also, if anyone has experience evaluating buying your dental/medical office vs continuing to lease, I’d love to hear what factors you found most important as I realize as a dentist there could be additional advantages to owning the space where I practice beyond just what an investor would consider.
