An inspection by a "hard ***" can shut a job done instantly and that cascades to your trades that have your job slotted in their schedule. 

Every time slot during the day has a purpose... even if that is just free time, social time, family time etc.

I think going slightly lower than the average ADR will get those slots filled + a great product that stands out.

Apparently the most recently lottery for tee times had tens of thousands of applicants, a friend of mine had four different people ready the moment reservations opened and failed to get a single slot..Investors have been flocking to the region targeting luxury STRs and some notable names have quietly been acquiring prime properties. 

I’d like to get in on next market area before it heats up, but u know how that game plays out.

Corporate housing and travel nurses sound great in theory, but actually filling consistent 30-90 day slots without gaps takes more work than people think.

I don't want to get in over my head.I think it's great advice that you gave for someone who is a bigger investor, but I'm still small and playing the penny slots, so to speak.   

Any way i asked him if i can try to fill it up and turn the park around (its small about 20 slots) and he said yea.  

So, agree on 2 hour showing slots - one during weekday, one weeknight and from 11-1pm on Saturdays (the MOST popular showing slot!).
