Help!

Anybody willing to help walk me through what a good deal would look like in Ohio? 

I know this question has probably been asked too many times but we all start somewhere at some point and this is my start so any help would be extremely appreciated.

If you are able to get REPS status, that would help tremendously.

One thing that helped me when looking at deals like this is separating the income from the residential units and the commercial space and making sure each part supports the overall numbers.

For books, I'd recommend "What Every Real Estate Investor Needs to Know About Cash Flow" by Frank Gallinelli - it's basically underwriting fundamentals in book form and helped me build out my own spreadsheets.For the practical side of underwriting, three things have made the biggest difference for me.
