VA Subto for our H2O "Helping Hawai'i's Ohana" Program

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $35,000
Cash invested: $35,000

VA Subject-To at 2.75%, young military couple going through divorce. Gave them both $17,500 each. Wrapped this property into a Lease Option for my H20 "Helping Hawaii's Ohana" Program

What made you interested in investing in this type of deal?

No Equity, Automatic VA Subto Deal

How did you find this deal and how did you negotiate it?

Blockchain Real Estate, micro grid the city, prompt bots to do my bird dogging, made a phone call, closed in 17 days. (usually 5-10 days with Blockchain Real Estate) This took a bit longer.

How did you finance this deal?

Gator Lender at 25% ROI

How did you add value to the deal?

I gave the money, even though there wasn't anything to give.

What was the outcome?

Got the property, freshly rehabbed, no cost.

Lessons learned? Challenges?

I had to wait a few days, because they were going through the divorce, we couldn't close fast enough, so they pause the divorce just get the house settled. Maybe because he was active?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Look for VA Realtors, regular ones don't have a clue when it comes to Subto VA Loans
