Hi Everyone. I have this property for sale in Old City and I am struggling a little with marketing. It can be an investor or first time homebuyer. But I am seeing that the smaller properties in my portfolio are not moving as quickly. Help! What do you do to market your properties? What is successful/has the highest ROI?

You are on the MLS, so you have a lot of reach.

The next thing to look at are pictures and description.  It looks like you have great pictures and, while I know nothing about "Old City" the description appears upbeat and attractive.

The likely reason they are not selling is your price is too high for the current market.  I see there is another unit of similar condition and size a block away for $10K less. One across the street just lowered its price $5k to match yours. There are several other studios within 5 blocks that are even lower priced.  I'll be a $5-10K price reduction would have it sold quickly.
