Key is to make the biweekly payments a tad higher than monthly so you make more on an annual basis.2) Offer complimentary maintenance walk thrus quarterly ( fancy way of inspecting the unit)3) Offer free month at the end of the lease if all payments are made in time.

Be sure to build in time until building reaches market rents.
