If you could go back in time where you were 20 years old and have the  knowledge you have right now , what would you do ?

I just want to know how to become more knowledgeable about the market in my city which is Las Vegas in Nevada.

Great first post and sounds like you’ve got a really valuable skillset already with all your hands-on knowledge of fixing houses—that’s honestly one of the biggest hurdles new investors face.

It's not comping, it's not the contracts, it's not knowing what a rehab on a property is going to costs, it's not your sales skills...Most struggle in real estate because they think like a real estate agent.They don't think like a marketer.Hear me out.Once you think like a marketer, that's when business happens.That's when you as a real estate agent actually drum up business.Spending time with your broker at a coffee shop to analyzewhat neighborhoods are best for opportunity is pointlessif you have no one to talk to who is buying or selling a housein said neighborhood.Without leads, everything else is almost pointless.You can learn all that other stuff rather quickly.It's the difference between just in case learning and just in time learning.If you're not getting leads, you're probably spending a lot of timedriving clients around and/or taking listings you know make no sense.

It’s happening more often nowadays, especially with fix & flips and other investment deals.It’s tough to watch good deals fall apart after all the work that goes into finding and locking them up.Have you had a deal fall through because the funding didn’t come through in time?

It really is just taking what we have been doing for years and making it about 20x more efficient in time savings.

In times like this people like me would want to learn about other real estate strategies like wholesaling that can help me gather the down payment faster.

It is pretty stunning how that all turned.. no one is perfect in this business and we all take loss's at some point in time at least if your doing a good amount of deals..

This totally ignores the seller that lists a property under market (on purpose or by lack of knowledge.) and accepts the first offer.
