If you target Class C, you better be prepared emotionally & financially for plenty of challenges.You can find Class B properties in the Midwest to BRRRR, but it will take more digging and YOU will need to understand how to analyze & identify them - because a lot of agents, wholesalers, PMCs, etc. will try to sell you Class C or D misrepresented as Class B:Many of them don't know/care what Class the properties are, so they're incompetent.Others know exactly what they are doing, so should be labeled as crooks!

I'd then be renting by the room/ getting roommates for the first year then either traditional long term or sell after 2 years.Can’t recall this being a strat talked about much  This strategy actually does get used — it just doesn’t always get labeled cleanly as “BRRRR,” especially when it involves owner-occupancy + HELOC.Conceptually, it can work well, but a few things to be very intentional about:1) HELOC timing & limitsNot all lenders will give you a first-position HELOC immediately after a cash purchase, and some will cap LTV conservatively if the property is vacant or mid-renovation.

Looking for some input from investors who’ve dealt with this before.I’m reviewing a property where the MLS/floorplan square footage and layout don’t match the county assessor records, and parts of the home appear to be labeled as additions.
