Id recommend getting comfortable with the terms.Some books that are helpful (not totally MF focused)-Confessions of a Real Estate Entreprenuer (Perspective of an investor, how they think, how they take risks and how they learn)-Am I Being Too Subtle (Mindset, managed risk, opportunity spotting)-Zeckendorf - Autobiography (Relationships, risk taking, deal structure, development)-BP Rental Property InvestingI'd also recommend going to Lowe's, Home Depot, Habitat for Humanity to build your brain around materials, costs, quality and history of materials (even if you're not the one doing the work).Lastly, once you've conceptualized the asset class itself and general understanding of deal structure / operating structure...look into some news articles and trends in MF.

Of course there are less expensive materials, but I like the durability of quartz.

Check out Brandon Turner, he has some good material for new investors, and of course bigger pockets has a ton of great resources.

You can't go wrong with Certainteed / GAF brands, although there are cheaper options TAMKO.Roofing with Metal: If you are doing standing seam snap lock mechanicals / metal roofing it could get priced by LF and it's a bit more pricey and tricky to price.

The one story back section needed a new roof (metal was shot) and we got permission to replace it with shingles since it was clearly not the original roofing and no one knew what it had been. 

They say FHA requires an income and it can't be self-employed, so I can't include my investments in stocks and metals (estimated 10k).

The property value should also have increased because the garage had a shingle roof that was in poor condition and leaked at the time of purchase but since then I've had a metal roof put on it that looks the same as the metal roof on the home and it doesn't leak any more.

Nothing much good in that range and when there is it goes for cash fast.Most dollar stores sheet metal sides and back in junk areas.
