perhaps you could be more specific as to what type of property and strategy you choose to do as the calculations differ from strategy to strategy, from investment type to investment type.
For a buy and hold, you can do a quick and basic analysis by assuming that ALL the expenses, including operating, loss to vacany, and capital expenses will be 50% of the gross rents. Then calculate your mortgage paymnet based on 100% of the purchase price and any initial rehab expenses and the final number should be at least $100 per door. This of course is a simple and general calculation and you may experience lower or higher expense ratios depending on what, where, and how you invest.
For rehab flips, you should not pay more than 70% of the ARV less repairs. Under some circumstances, this % may need to be decreased.
