What methods are you using to succeed?

There are so many different methods in real estate...I got to wonder, what are the most used methods by investors out there? I'm working hard on a plan to actually free myself from the rat race and be an independent R.E. investor. The methods I use are buy/rehab/sell and buy and hold. I haven't done a sale in a long time now but rentals are good ! The issue I find with just buying and holding is that it'll take me way to long to reach independance.

When I was a lot younger I was sooo anxious to get rich quick. As a result I did a lot of stupid things and threw a lot of money away.

Now I buy and use lease-options. If someone buys the house, I reinvest the profit, if not I use cash flow to accumulate money for another down payment. Slow and steady wins more races!

    I have a real estate website www.basildonrooms.com
and what I do to increase my sales conversion rate is implement a live chat system with live chat operators working as appointment-setters from www.live247support.com

I just wait for text alerts to my cellphone everytime a live chat operator arranges a viewing on my properties. I'm enjoying life!

    Another great question.

The beauty of developing a business plan is that it specifies the individual goals of its' creator.

I tend to be a minimalist. Purchasing RE for profit at closing with quick turnaround and a mix of L/O will be my strategy. It may only be necessary for my goals to turn 3 or 4 per year.

There is no one-size-fits-all solution here. It is true, that sufficient capital to weather a storm is helpful regardless of the transaction type.

Mike - I like the way you think. Find a strategy that works for you in your market...and put some wheels on it!

As I look back at my first ten years as a real estate investor, my biggest regret is that I didn't move nearly fast enough.

There are two main methods: Rent it out or sell it.
