Hello all. My name is Steve Jones and I got involved with real estate investing last year. My real estate education includes attending Armando Montelongo's seminar and participating in his mentoring program, in addition to reading numerous books.
Real estate investing is primarily about relationships meeting new people, which is my goal in joining this site. I hoping to learn a lot and provide assistance where I can.

I'm still working on my first deal. Initially I was trying to do rehabs, however, even though I had some good deals I didn't have enough put up money in regards to the lenders.
So right now I'm wholesaling until I have enough to pull in the lenders.

Being able to find good deals is a big part of it. You should be able to wholesale those until you have enough to do your own. That's a good way to get started.
What's going on Audley, I'm on the northside. I've been going thru the forums and blogs and they've taught me alot. How long have you been investing in Jacksonville?
I am also from Jacksonville. Just finished my first rehab and put it on the market Thursday. All the knowledge in these forums and blogs have helped tremendously. Are you only wholesaling right now or are you still looking for rehabs or rentals even? I am looking for some rehab projects myself but am doing some wholesaling as well. Hey Steve! I too live in Jacksonville, west side. I'm very curious as to what your marketing plans are. I'm just starting in investing and I got to tell you I'm nervous as to the massive amount of bandit signs I see every day, from different people! I guess I'm worried that the wholesaling market is saturated, but I'm optimistic and hopefully all those people are cool, and we help each other out.
