Thank you @Austin Fruechting for your reply. I totally agree with your mission/goal, that is my ultimate goal as well. I just want to be able to achieve that in a way that I feel really good about. For now, I work at a university and love the mission of impacting and changing students lives for the better everyday. I am trying to find same that feel good mission as a landlord.

I've always tried to provide quality housing, quality finishes, and quality service (both from when I managed and from my managers now). Providing that makes for happy tenants. It is completely self serving though. Happy tenants move out less and treat your properties better.

I keep my personal mission pretty simple (for my small-time buy and hold rentals):
"great places for great people"......
It helps me keep both the property and tenant sides of the equation on track and my larger goals in sight....
And when I show a place, I will even go Lee Iacocca on them and say "if you can find a better place for the money, rent it...." I really do want it to be a very good value for them (and, in turn, for me, getting a good, trouble free tenant long term)......

@Michael Boyer, I really love "great places for great people," you have an excellent philosophy. In my experience, if you keep the "customer" happy then its good for your reputation as well as your mental health lol.
