What are your goals for 2018 and beyond?

What are your plans for the coming year and the future of your business? Are you going to 10X yourself??

Some of the things I plan to accomplish in my business are:

1. Outline my process and begin to capture my systems to eventually duplicate myself in the future

2. 10X my marketing plan by sending out more letters per week. I'm currently sending 100+ but plan to send 1000+

3. Hire a virtual assistant to do the "little things" that add up

4. Source more private funding/capital

5. Syndicate a deal (100+ units)

6. Crush social media!!!!

Let's get all of this in writing and commit to by checking back to see what we've accomplished!!! We need people who will hold us accountable.

My 2018 goal is to stop watching from the sidelines and start taking action. Keeping it simple find a lender, work with an agent, and acquire at least 1 rental property.

    Writing down ideas is a sure way on making sure goals get done!!

    For me, I'm keeping it simple. 

    -Finish remodel/rehab on my first property that I bought this year (Currently living in it)

    -Buy second property closer to my job that I will buy and house hack with an additional roommate. 

    -Rent out first property

    Good luck in 2018!

    Great post Erik Cabral! I just sat down and wrote mine out yesterday. 1. My overall investing goal is $500k in mortgage debt. I’m closing Monday on one property (I’m counting it for 2018, want to start off strong!) I’m under contract on another place and have two other deals lined up and ready to go once I’m ready. That’ll get me to $375k of my goal. 2. Grow my network. All of the above deals were brought to me off market by people in my network. 3. Invest more! I’m turning 30 in February and don’t need this cash flow for income. So the majority of the cash flow will be used to invest in other real estate and stocks. Cheers to a great 2018!

    Sneaking in a few last-minute 2017 goals as well. ;)

    By the end of 2017…

    1. Get on 3 wholesaler mailing lists in the Portland area.
    2. Find 2 investor-friendly lenders in the Portland area (I've got a few referrals that I just need to contact).
          a. Ask about 203(k) loan availability.
      b. Ask about seasoning period for refinancing a BRRRR property.

    By February 1, 2018…

    1. Complete a cash-out refinance on owned raw land to pay off higher-interest debt.

    By July 1, 2018…

    1. Purchase a small multiplex near my wife's office.

    By October 1, 2018…

    1. Complete renovation of multiplex.
    2. Move into least desirable unit of multiplex.
    3. Have tenants moved into most desirable unit(s) of multiplex.

    Hey @Account Closed,

    I just did a BRRRR and am in the middle of my refi.

    I talked to multiple lenders and most will do 6 months for seasoning. A few said they needed 1 year buit obviously i went with one that offered the 6 months.

    Continue to buy cash flowing rentals. I really enjoy that part of the business. I want to own 10 by 27 so I have to keep going

    My 2018 goals are: 1. Finish renovation on my first property which is my primary and get the vacant floor rented out as well as setup Airbnb for my floor! 2. Purchase my second property which will be a multifamily 4 units or higher. 3. Continue learning about real estate and connecting with other investors.

    Hey Erik,

    I’m doing a few things to prepare myself to find a multi family deal. Below are a few in no particular order:

    1) Building my team: Just met with fellow agents, a mortgage broker, and other investors this weekend.

    2) Saving: built out my personal financial statement and am tracking my income vs expenses to forecast my downpayment savings for next year

    3) Education: learning everything I can, whether it be through networking, reading, podcasts, webinars, forums, etc.

    2018 1. Re-lease current rental unit, July 2018. 2. Convert current home into heavy cash-flow furnished rental upon move out, Sept 2018. 3. House-hack into 3rd consecutive owner-occupied 5% down property, Sept 2018. 4. Purchase sub-$100k 20% down cash-flow investment. Use 90% LTV HELOC on first property if needed. 5. Total mortgage debt target: $1 million, Dec 2018 (Currently at $500-600k) 2019: First multi-family. Target: 4-16 units.

    Same time next year, I hope to have bought and rented out my first MFR. But before that there are many things that aren't related to REI that have to be done. Mostly personal issues. Until then, I will learn as much as I can about REI.

    4. Be a better person

    6. Spend more time with my family
