Investing in the Hammond, Indiana area

Hello, I am currently looking at deals in Hammond, Greenwood, and highland Indiana as they are great cash flow markets and the home prices are below the median. My number one challenge is getting a trust worthy real estate agent & lender out here to have eyes out for me. How am I able to create a relationship with an agent out here while being in California? hank you in advance!

    Hi @Dillan Mamou, for the lender, you do not need to find a local lender.

    All of the loan process can be done from a beach in Ibiza so if you already have a lender that can do loans in Indiana, use them.

    If not, connect with some on here!

    Same goes for finding an investor-friendly agent.

    BP is a community filed with investor-friendly agents.

    Go to the "Find an Agent" tab and find some local to the area.

    Hammond has been one of my favorite markets locally for years. Can still find solid deals there. Happy to walk you through the different areas. Highland is a nicer area with higher prices.

     Is hammond one of those jurisdictions where you have to you use a city approved contractor? For some reason (it may have been muncie though) I have heard nightmare stories about trying to get work done there. Is that true?

    @Chris Seveney yes they require contractors to be licensed in the city. Most cities in NW Indiana require the same. I got licensed. Wasn’t a big deal. The people crying are the ones trying to sneak through a $40k renovation w no permits and adding illegal bedrooms or second units in the basements and attics. Know their rules and abide by them and you’re fine.
