Looking to start investing in real estate

I understand prices are high right now, and i will likely be waiting until things level out.

I am looking to start investing into real estate with a partner. My partner and I reside in separate states and want to take advantage of the different markets. Texas and Pennsylvania.

Starting tips and tricks? Neither of us have utilized a FHA

Just looking for first steps, I really appreciate you guys

Commercial front with residential units above, duplex's, half doubles, and split homes.

FHA loans require you to occupy the property...they're not investment loans.
