In New Orleans area, where is a good place to start out

I would like to buy my first small multi-family house in New Orleans, thus I can live for free (or pay less) and get experience to be a landlord. In New Orleans or its surrounding area, where I may find a deal with positive cash flow with 20% down payment? Since I have kids, I would like to live in a relativily safe area.
