How to conceptualize rehab design for max impact, a few photos

Question

Looking at this kitchen (Rehab/Flip deal), I know how to price out work and deal with subs but how are people coming up with how to redesign the layout? I know there's CAD programs and so forth but on smaller projects ($50-$60k in rehab) are REI people hiring interior designers? What would you do with this kitchen? 50s house needs updating to sell and compete with the nearby comps.

@Brian Williams I know your working on a budget. But have considered removing one of those walls and installing a load bearing header in the ceiling so that you open up the space and install an island with a sink? Especially since this is a flip exist strategy this may be something to consider. Hope this helps.

Hey Brian, I am looking to get into REI and flipping in Austin soon. Whenever I find a job or opportunity in Austin, I plan to move there.

For the kitchen, it doesn't look like there is much to do there besides change the cabinets and the layout maybe with the way it currently is. However, it looks like to the left it connects to another room (maybe the living or dining room) if so, I would see if it was load bearing and maybe take down that wall and make it a little more open, probably put an island where that is.

For the outside, it mostly looks like it needs a new paint job, fresh grass, and some pressure washing. You could also add like a mini garden or flowers along the house or side walk leading up to it.

Also I have some ideas but not sure exactly how I would attack the bigger parts of the curb appeal (not talking about landscaping, I mean things like windows, siding, and support posts)
