Georgia Lease Agreement/Rent Collection Method

I am new to real estate investing and purchased my first LTR November of 2024.  I was wondering if there were any lease generation tools or how to go about creating a custom lease.  Also what method do you use to collect rent? Is there any apps that will collect the rent and not charge you or the tenant a fee? I have been using Rentredi, but allowing them to pay through cash app/venmo.  Any input would be appreciated.  Thank you.

Congrats on your first LTR! For leases, joining a local landlord association is a great way to get Georgia-specific, legally sound agreements. BiggerPockets also has solid lease templates you can customize.

For rent collection, I recommend Innago or Avail (RentRedi is a great alternative too)—both are low-cost and user-friendly. While free options like Venmo/Cash App work, they lack landlord protections, so switching to a dedicated platform can help long-term. Also check out Landlord-friendly online Banks like Baselane. They have Rent collection and bookkeeping built-in, combining diverse functionality in one platform.

    I'd check your local landlord associations to see what forms they have to get. You may to buy them but getting a state/city specific lease that is reviewed by a lawyer is worth the cost. If you feel like you need to add any more protections or things like a general expense sheet for replacement you can add those addendums and usually they have a blank addendum. 

    As for the apps to use, Innago has been pretty great for me. No matter what you will or the tenant will need to pay a fee of some sort but I have found innago as the best option that is the lowest cost.
