East Texas New Investor Seeking Local Mentor

Hey everyone, I’m Jeff from the Longview/Tyler/Henderson area of East Texas.

I’m brand new to real estate and finally at the point in my life where I’m ready to take this seriously. I work full-time as a journeyman electrician, coach youth sports, and I’m building a few businesses on the side  but real estate is something I want to build long-term for my family and create generational wealth.

Right now I’m focused on learning the fundamentals:

• How to properly analyze deals

• Understanding financing options in today’s market

• What strategies make sense in East Texas (MH parks, small multis, BRRRR, etc.)

• How to avoid beginner mistakes and move with intention instead of emotion

I’m looking for someone local Longview, Tyler, Henderson, or anywhere close who wouldn’t mind letting me shadow, learn, and provide value in return. I’m not asking for handouts; I’m willing to put in work, run numbers, show up, and contribute however I can.

If you’re an investor, contractor-turned-investor, or just someone ahead of me on the path, I’d really appreciate connecting.

And if there are local meetups or East Texas investor groups I should join, point me in the right direction.

Thanks in advance excited to learn and grow here.

Jeff, welcome! It sounds like you are approaching real estate with the right mindset, learning the fundamentals and moving with intention will put you way ahead of most beginners. With your background as a journeyman electrician and experience coaching and building businesses, you already bring valuable skills that investors appreciate.

I am not in East Texas but I would definitely recommend checking out local REIA groups and Facebook investor meetups in the Longview/Tyler/Henderson area. They are great places to connect with experienced investors and find someone to shadow. Keep asking questions, analyzing deals and showing up. You are on the right path.

      @Janice Carter

Thank you Janice, I appreciate that a lot. I’m just trying to learn and move with purpose. I’ll check out those REIA groups and local meetups for sure. Thank you for the direction.

    Hey @Jeff Fredenburg,

Nice to see a local neighbor on here. I am in Kilgore.

There are a couple of REI groups around here. Both are part of the IMPACT Real Estate Investors groups. One usually meets in Tyler next to the TJC Annex building. The other does a meet up near the airport out near lakeport. I think its on 349 and they call it the "Red Barn"

I'll have to look them up again to be sure, but I believe this FB link is a good starting point.

I am a beginner as well. One deal so far, but then my plans were put on hold for a couple of years. I am hoping to be more involved this year.
