Starting to Wholesaling Real Estate

Member since 2026 · 3 posts · 1 vote

Hello everyone. I'm completely new to real estate and have been wanting to wholesale real estate for a while. Do any of you guys have any advice on where I should start. I've done affair amount of research through YouTube and articles, but I'm trying to build connections with investors / flippers now so I am ready when I secure deals. I'm wondering where I can find people like that, along with other wholesalers who can help me with my specific questions. Thank you!

Hey Jeremiah, welcome to the space.

You’re already doing the right thing by learning and trying to build connections early. At the beginning, I’d suggest focusing on two things at the same time: understanding deal numbers and getting really good at talking to motivated sellers.

On the connection side, local REI meetups, Facebook groups, and forums like this are great for meeting buyers, flippers, and other wholesalers. Don't overthink having everything perfect before you start. Most learning in wholesaling comes from taking action and having real conversations.

I work on the lead generation side and provide motivated and distressed seller leads to investors, and from what I see, consistency and follow up matter more than almost anything else.

Happy to answer questions as you go, and good luck getting started.

Hi Jeremiah, I am also new here and am looking to invest into buy and flip properties. Possibly pay cash.

Smart move building the buyer list first - most new wholesalers do it backwards and find deals they can't move. Check local REIAs, but honestly the best buyers are often the quietest ones. Look for cash buyers on the MLS from the last 6 months, they're already proven and active. What's your target area?

Jeremiah, you’re already ahead of a lot of people by realizing that wholesaling is about relationships and numbers, not just contracts.

One thing I’d add to what’s already been said: don’t rush to call yourself a wholesaler before you can confidently answer one question: “Why does this deal make sense for the end buyer?” If you can’t clearly explain the margin, the risk, and the exit, buyers won’t take you seriously no matter how good your pitch is.

Early on, I’d spend just as much time underwriting real deals as you do talking to sellers. Pull comps, estimate rehab, study what actually sold - not what’s listed. That’s how you avoid locking up deals that look good on paper but don’t move.

Building a small, real buyer list beats blasting deals to everyone. A handful of flippers who trust your numbers is far more valuable than a big email list.

Keep showing up in threads like this, asking specific questions, and following up. That’s how connections actually form here.

Feel free to reach out if you need any help, happy to connect and support you on your REI journey.

Hello Jeremiah! We collaborate with several investors and continue to expand our real estate network always. I’d be glad to connect and explore how we might help. Although we’re based in Bartlett, we manage properties throughout Chicago’s western suburbs. I’d be very happy to stay in touch.
