What makes a deal worth your time in today’s market?

Hey everyone,

I’ve been working on improving how I look at deals and trying to better understand what actually makes an opportunity worth spending time on from a buyer’s point of view.

I’m not here to pitch anything — just focused on learning, building relationships, and understanding how active investors think when opportunities come across their desk.

For those who are currently buying:

- What helps you quickly decide if a deal deserves a closer look?

Hi Giovanni,

The most important step for me was committing to pinning down my buy box. A deal deserves a closer look if it meets specific criteria. I used to "look at everything," it was overwhelming and more of a sign of naivety (and FOMO) than anything else.

I totally agree with this. Having a clear buy box seems like it removes a lot of noise and emotion from the process and makes decisions much more objective.

 Exactly! Best of luck :)

What are you looking to invest in? Lots of different types of real estate from property types, to time (short vs. long hold etc). Once you provide more info happy to add more to the reply.

I don't look for properties on an individual basis. I look for markets, then find available properties in that market.  The market numbers decide if a market is worth investing in.  That market analysis also sets what the buy price is based exclusively on that market's numbers.  If a market's numbers won't work, then don't buy in that market.

This also means if you can't find a property in that market that lines up with the numbers required in that market, don't buy...yet.  Wait for the property that doesa line up with the correct numbers needed, then grab it.

That’s a really clear way to look at it. Focusing on the market first and letting the numbers dictate the buy price seems like it takes a lot of emotion out of the decision-making.

I like the discipline of being willing to wait instead of forcing a deal that doesn’t fit the market. Appreciate you breaking that down, it’s a helpful perspective.

Keep in mind REI is nothing more than a game of numbers with $$$ in front, not %%% behind.
