We have a 1brm furnished apartment available for rent. Do you think a single nurse or travelling professional would want to rent a 2brm furnished apartment on their own and pay a higher rent, or would they want to share the space and split the rent? Or would they want to rent a 1bdrm by themselves and pay a lower rent? Here's a pic of the 1brm. Could you give me some feedback? It would help me figure out how to market my rentals. Thanks for the love!
We actually wrestled with this exact question.
At one point we seriously considered buying a 3BR specifically to market to traveling nurses as a shared setup. On paper it looked great. Higher gross rent, built-in demand, and the “roommate model” felt efficient.
Where we landed though was this: most traveling professionals we spoke with strongly preferred their own space. They’re working long shifts, they’re in a new city, and privacy matters. Even if they could split a larger place, many would rather pay a bit more for a 1BR and have control over their environment.
That doesn’t mean shared won’t work. It just becomes a different product. You’re now managing roommate dynamics, potentially staggered leases, and more turnover risk.
If your 1BR is clean, well furnished, and priced appropriately, I’d lean into marketing it as a turnkey, private landing pad for someone on assignment.
Curious what others in your market are seeing.
They might prefer 1-bedroom furnished units since they value privacy and simplicity over extra space. A 2-bedroom might work better if you market it to roommates on assignment together or professionals looking to split costs, but you’ll likely get higher overall returns per square foot with a well-furnished 1-bedroom.
