The part that gets interesting is that you've been analyzing for a year and you're still struggling to get anything to break even.
I went through something similar in a different market. I kept assuming the next deal would finally make the numbers work. After looking at enough properties, I realized the market wasn't the problem. My expectations were.
The deals I wanted simply didn't exist at the price points I was targeting.
What happened next was I either had to adjust my criteria, adjust my strategy, or adjust my market.
The fact that you're recognizing the issue instead of forcing a bad deal is probably a good sign.
