How do investors find property managers? And are investors interested in hiring a property managers?

Yes, a lot of investors are interested in hiring property managers, especially those who live out of state, have full time jobs, or are scaling beyond a few doors. Self managing works for some, but many reach a point where the time and stress outweigh the savings.

Investors usually find managers through referrals from other investors or real estate agents, local real estate investor groups, platforms like BiggerPockets, online searches and reviews, and sometimes through property management associations. Word of mouth from people who already work with a manager carries the most weight.

When evaluating a manager, some of the most important things to check or ask about are their actual experience in the specific local market with properties like yours, how thorough their tenant screening process is, how they handle communication and reporting including response times and what owners receive each month, a clear breakdown of all fees including management percentage, leasing fees, and any markups on maintenance, and how they manage repairs and emergencies including vendor quality and approval limits. Those areas usually reveal whether the fit will work long term.

A good manager should feel like a partner who protects the asset and keeps the owner informed without constant chasing.
