Hey, everyone! My sister and I are new to these forums. I'll keep it short and sweet. We live in the Wichita, Kansas area and are looking to open a bar in Wichita itself. We have the location all ready and a business plan. We are both recently divorced and without getting into a sob story ( nobody likes a whiner), I can tell you that we were both left high and dry. We're looking for a private loan to help us get started because we literally have nothing left from the divorces. Does anyone know of someone wanting to invest in a bar ran by two amazing and professional women? Any help at all in the right direction would be much appreciated! Thank you.
Planning on going to the next REIA. It's been awhile since I went... I am looking for JV partner and/or private funding source for SFH. Currently I have package of 5 houses, $200,000 county value around $310000 and bpo over $330000. Minor updates to make ready for resale.
4/5 currently leased. Proforma $3,550/mo (650,800,650,800,650) currently $3,300 if we hold. Good revenue. All houses were remodeled or updated within past 7 years +/- a little. Most just needs fresh paint, minor repairs to make ready for resale. Vacant house is good house, will either rent or resell after fix fiberglass on carport and repaint.
Would like to sell three and hold two mostly free and clear. If I can find affordable private money, would hold three or four, all in safe neighborhood near by so easier to manage when all close together.
Need funding options immediately. Conventional bank not going to work due to my DTI ratios being out of whack ( I am now full time student at WSU Business, finance major, management and computer science minor, so no full time income to use to qualify) and other standard underwriting guides.
I am also an aspiring real estate investor from Wichita. I am 18 y/o and currently trying to soak up any information I can find.
