@Dan Ward, I appreciate the reach out. I see you have one rental, is that in Cabot? Are you looking to invest more or get into management or what’s your goal. I’d love to hear your side as a new investor in the area. Cheers.

Dan & Kyle, I live in Cabot as well. Not a ton of multifamily opportunity here, but flips and brrrr opportunities are rather easy to find. Lets connect sometime.

Wow, still getting feedback after 4 years. Sorry for not following up on prior commitments. Kyle, there are lots of opportunities here in Cabot. The military base, and the Beauty of the area make it a great place to invest. There are several Realitor’s that handle bank foreclosures and neglected properties. From Little Rock to Austin are plenty of investment properties scattered just about everywhere. Somebody mentioned Paul Thompson, he’s an excellent person to know and possibly work with. Randy Tomlinson is another, and presides over the local ARKREIA. I don’t have anything in Cabot, but I do in North Little Rock.

@Jim Martin lol I've been following this conversation for a while. when I first started my search, there wasn't a lot on Cabot. It seems like you were one of the first to mention the city.
Are you still doing contract work? What made you move to North Little Rock and get away from Cabot?
I think i may need to fly out and attend one of the REIA events and meet everyone if that's something y'all do. Seems like there is enough to go around if we we all came together.

Yes, I’m contracting still. I’m still heavily involved in government contracting. I found a few houses in north Little Rock that were really cheap so I bought them. I’m not partial to any particular area, just where I find a good deal. You should come and visit, there are still deal to be had. Jacksonville May be a possibility with it brand new school district and new high school.
@Joshua Schmidt I’ve been noticing the same. More multi in LR, but not really Cabot. Do you currently have rentals in that area?
Kyle, I do not have rentals here, but we are about to make our first run at a BRRRR house/multifamily. Looking every day for one, have viewed a few this week that didn't pan out. However, I think we will be under contract very soon. A lot has happened in the last month, so we are at the point we are ready to do it. I'll keep BP posted on the progress!

@Kyle Tipton - What exactly are you looking for in Cabot? I saw you were just wanting information but I didn't see your exact questions. I'm in the Conway and LR area with my rentals but I know a couple people that may have some insight if you had some exacts.
@Hadar Orkibi is right tho, MF is the way to go in my opinion. Besides a duplex, I only have SFH and would love to have more MF in my near future. Cabot is a smaller town so the MF sector isn't as booming IMO.

@Cory Cox thanks for the reply. My question was how the market currently is doing for long term rental holders. I’ve been looking at properties there for a few months and want to make it a potential location for long distance investing. I spent some time there a few years back but currently live in MD. Any info on the area or market side would be appreciated. I know it’s pretty generalized but that’s kinda where I am. I currently don’t know anyone there with rentals. Everyone seems to be in LR or north LR.

@Joshua Schmidt glad to hear it and hope you get one soon. Please keep us posted! Are they falling out for any reason in particularly or just stuff popping during your due diligence period?

@Kyle Tipton all have been eliminated during due diligence. Seems like a lot of them have foundation problems in the area. I'm a Realtor, so I look at a LOT of property. On that note, the market has SEVERAL other investors doing buy and flips right now. So, even the full price offers we have made have been beat out. Very competitive here in the flip market for sure. Have actually loosened our requirements from what we were initially looking for. We were really looking for just a cosmetic flip to begin with. Now we are looking at much bigger projects, but that seems to be where the deals are. Hopefully have something under contract and moving forward soon.

@Joshua Schmidt that’s why I never thought to move into the flipping class. Too much big money that can do it easier and cheaper. I’m all for long term holding. Also, since I’m turning it into a rental and not flipping, my cost is lower and I can buy for more than if I were going to flip a property. Obviously the numbers must work at that higher price point. I’ve just learned that there is more wiggle room on rentals. At least in the markets I’m invested in.

@Kyle Tipton - I guess I missed that, sorry about that. Truthfully as far as the market is concerned I'm not too familiar with Cabot specifically. As you stated, LR/NLR are the big areas in Central that have a lot of players in it.
I do know that @Dustin Lavender is in the Searcy area and he may be able to shed some light on it. I know they aren't exactly neighbors but I figured it's kind of a Conway-Russellville vibe that we have.
I'll keep my ears peeled and I got a couple other folks that I can reach into the chest for and see if I can get you connected with them in the future.

@Cory Cox thanks for throwing me under the bus! Lol
@Kyle Tipton most of Arkansas is extremely stable in my opinion for buy and hold. Stable is the key word. I like Jacksonville better than Cabot. There is a lot of potential in Jacksonville with medium sized SFH 3 or 4 bed homes in established subdivisions built in the 70's and 80's. There are a lot of cosmetic flip in that area form what I have seen. All of my rentals are in my back yard, but I have a buddy doing buy and hold flips in Jacksonville and it looks great.

@Cory Cox I appreciate that. I’m open to that whole generally area so if the move is more towards LR then I may have to shift my area of interest. I was drawn to Cabot mainly for the school district. Thanks, again.

@Dustin Lavender I also have a buddy with a couple SFH rentals in Jacksonville. Maybe I should open my search up and include the surrounding areas. Is your friend investing close to base and having luck with military tenants?

@Kyle Tipton yes to both of those questions. He lives local and is buying distressed/foreclosed and renting to military families, but a lot of military stays on base.
I am in the Searcy market. I like to be able to drive by my rentals just to peek even though I use a property management company.
If you are interested in multi family PM I have a 10 unit multi use commercial property that’s up for sale.
