You only need a license to legally represent sellers and buyers aka Realtor. Otherwise if you want to buy and sell properties yourself you don't need any type of license. However, you may need a drivers license to drive to and from the properties you want to buy :)
Hi Jason Chavez no there's not. However, many investors decide to get licensed as a real estate agent so they have direct access to the MLS. Also, if you grow your business and are interested in commercial real estate, you may benefit from a CCIM designation.
@Jason Chavez, if you mean, do you need a License to advertise real estate that you don't own (or contracts) for sale to actual Buyers for the purpose of making a profit - then of course, that's not investing, so would be the subject for a different thread! (But you Shouldn't need to start another thread about that, because there are the hundreds of previous ones - unless Georgia is different).
