What to watch out for when doing business with a wholesaler

What practices are considered dishonest when wholesaling?  I have a deal that I have been working on from a wholesalers that the numbers seem to line up a little to well.  My gut is telling me no, but I think it may just be a lack of experience.  Can anyone offer any guidance with that?  Thanks!

Just ask to see the contract.  Usually the wholesaler is assigning a contract to you, in which case you not only have to agree to their price, but also to the contract terms they negotiated with the seller.  If you are happy with the price and contract terms, do the deal.
