Looking to buy rentals to fund early retirement

I am looking to get into real estate investment. I would like to purchase 10+ properties in the next 6 years to fund my early retirement. I want to primarily purchase out of state, either in Arizona or Florida. I currently live in Missouri and want to retire farther south. I have thought about condos, but I am hesitant because of the HOA fees. Any advice for a new investor?
