Can a property locator/birddog recieve leads from an agent/broker??

An agent came to me offering to send me leads on properties, how does this work being that I am a property locator getting a finders fee from the cash buyer? How would the payment agreement work between the agent and I?

So the agent would pay me a finders fee for bringing them a buyer? I am just trying to understand how this scenerio works. The reason i asked is because i advertised looking for deals to refer to my buyers and i would split my fee 50/50 with the person who sent me the lead, then the agent contacts me and says they can send me leads on properties so now i'm wondering how would the payment agreement work between us. Would i get paid from my buyer then pay them the 50/50 fee split or does the agent pay me a finders fee for bringing them a buyer?

The agent will most likely feed you a bunch of junk that you can't use in my experience.  There won't be enough room in most "deals" that an average agent sees to pay them a commission and you a finder's fee.

Why would the investor need to pay you in this scenario?  Is the agent finding something that the investor can't see one their own on the MLS?
