Renting a three bedroom house, then renting out each room?

Hi everyone. Just thought of this strategy and wanted to run it by someone.

What if I rented a 3 BR place for $1500/mo, then rented each room out individually for $600/mo? Numbers are made up but you get the idea. What do you think?

People do this you just have to make sure your lease allows you to rent out rooms.

Some landlords or property managers have it in the lease that you cannot sublease.

You also lose many of the advantages of REI going this route since you have no ownership.

I rent houses and its difficult to get a good tenant . Now its even more difficult renting out rooms since you will be living with those people , and their guests .   If any 1 of them brings in something illegal it can effect all of those living there .   And naturally you will always get 1 *******
