I think you'd want look for Pre-foreclosures.

I'm new to investing but I'm starting to work on marketing to pre-foreclosures with and without equity. The association I'm in has a program we use that has these properties already listed there but in the South Florida area.

But for you.....

I read in the book Wholesaling Bible, "To get a pre-foreclosure list you have two options: (1) you can put the list together by going down to your local county government office and searching for and finding the recent lis pendens or notice of default findings; or (2) you can buy the list from a pre-foreclosure list provider/broker."

I believe you can also find the public records online. Try googling "[your county] notice of default or lis pendens" online.

Maybe Flipcomp? - This is like Zillow and Redfin where you can find properties but supposedly FlipComp has properties that aren't listed on the MLS.

Realtytrac.com has more information on foreclosures; types and timelines, specific to states and all.
