Were such a newbie that you just dove straight into the deal that looked like gold from your "youtube academy" research?

Maybe you haven't Purchased yet and are waiting for the butterflies to leave you stomach so you can finally buckle down and start using those Bigger Pockets Calculators and punch in some of those zillow listings you've been eyeing to see if they're worth it (currently my position lol)
