Newbie looking to invest in real estate

Hi! I’m 42 year so old. I’ve always had a desire to get involved in real estate. I tried some years ago, but the people I connected with became wealthier why I almost lost everything. However, I still wish to get involved! Im wanting to learn wholesaling as well as buy and hold. I’m wanting to also know if it’s possible to purchase rental properties without using your own cash or credit? I’m very eager to learn.
