I am pre approved for a traditional investment mortgage. My issue is that time and time again I am being beat out by cash offers on properties. I am offering well above asking, and still can not get a deal to work out. I have been looking since early April this year and have put in well over 25 offers in that time. I am unsure of what I am doing wrong. Any help would be appreciated. Thank you.

Look for properties not listed on the MLS. Many people call it driving for dollars. Go into a neighborhood you want to invest in and talk to people and see if they want to sell their property or know of someone who does. Also, look for empty houses and look up the owner through county records and contact them.
