@Quentin Brown I will tell you this. Verify your document is legally binding in your state. The amount of money you spend on an attorney that specializes in real estate is an investment that creates multiple streams knowledge, network, experience and more money. It will also ensure you are compliant which is a solid part of integrity in this business.

The person I got it from, Got it from an investor friendly attorney in Georgia. The attorney himself is an investor (wholesaler and flipper).

So like I asked @Wayne Brooks , @Alex K. what do you see wrong with this? If y'all just not into wholesaling then just say that.

I would never sign this thing in a million years from a sellers or buyers standpoint. I would rather write up my own purchase agreement on a napkin.

If you’re wondering why? Then the Best thing for you to do is sit down with an attorney that specializes in real estate and contracts. Go over everything with them you’re trying to accomplish and have them Draft it for you.

The only real answer is that if you want a solid real estate purchase and sale agreement you'll need to either be a Realtor and use what their legal team has approved or take this to an attorney that specializes in the real estate and contract laws of your state.  I definitely wouldn't take my chances with an internet contract and opinions.  Best of luck!
