I need cash to fund a rental project that I purchased July of last year. I do the normal 8-5 full time and have strong desires to succeed in real estate investing. My goals are to be able to leave the norm and be a full time real estate investor one day. I have taken charge and I want to learn more to be able to do more. I own two properties one of which is free and clear the other was obtained by using a heloc loan. I am a motivated individual and nothing will stop me. I am looking for a mentor who can walk me through a wholesale deal. I can offer 50/50 on the deal or maybe we can discuss other possibilities. I like to talk and like to do business up front . I am a hard worker and do not mind getting out and working. I know my market pretty fair and can find deals in my area.
If you're looking for someone to walk you through your first deal from beginning to end, why would you ask for 50% of the profits? It seems to me that you're asking someone to choose from the following two options:
1. Put in time, energy and work to teach someone how to potentially compete with me and give them 50% of my profits; or
2. Don't put in any extra time/energy/work, don't worry about another competitor and keep 100% of my profits.
Which one do you think most people would choose?
As someone who has mentored other investors, I have no problem devoting my time/energy/work, and I also have no problem risking creating a new competitor (I've only had one person turn on me like that), but I'm certainly not going to be willing to pay someone for the privilege of having to do that work and take that risk.
If I've misinterpreted your post and you have something unique to bring to the table (cash, leads, volunteer your time for a few months, etc), you should mention that. As that's what a mentor will typically look for if you have no prior relationship.
