Reaching out to local Property Managers and Agents. For my specific market vacancy is low due to the strong demand for housing, but it really depends on the market and the quality of the neighborhood.

IMO vacancy as a percentage is usually in strong markets 5%. Even if you rent the unit while an outgoing tenant in still there you need a couple days to flip it for new tenant. For me it has always averaged to 5% and this is what I have seen used on pro formas for large complexes too.
You can also pick up the phone and call a local commercial MF broker and ask them.
