ANYONE FAMILIAR WITH OKLAHOMA CITY ?? FIRST INVESTMENT!

Hello !

I'm asking if anyone is familiar with the city Oklahoma City BECAUSE I am going to be moving there within the next 6 months! I am in the military so I just got orders to go to OKC. I'm originally from Southern California, so i'm very excited to be able to go somewhere with affordable homes! I'm looking into investing into a duplex while I'm in Oklahoma and do house hacking. This will be my FIRST investment. Any tips? Is this a good city to invest in real estate? Anything will help!

Hey @Joanna Valdez,
OKC is a great place to start investing. The multifamily market is a little hard to break into, but totally possible. We don't have a ton of multifamily inventory in our market, so when something comes up it generally is pretty competitive.

The area around Tinker is definitely a favorite for investors. I have several investment properties around that area and know many investors that buy over there as well.

I think you'll find that OKC is a great place to start with your first investment properties.

OKC is a fairly strong market to invest in overall, but when you utilize house-hacking as a strategy it's fantastic. If you can sprinkle some VA loan benefits into that stew you've got one killer think brewing!
One of the catches in my experience is proximity to Tinker. There are a LOT of investment properties surrounding base, but specific to house-hacking you'll find much better selection in OKC proper (usually a 15-30 minute drive from base). This isn't a hard-and-fast rule, but it does tend to be the norm. Depending on how you feel about a commute this may be a non-issue or an issue.

@Joanna Valdez Congrats on deciding to purchase a property in OKC! I'm in the military as well and I own a duplex in OKC as an investment property. I recommend finding a rockstar agent first (I can recommend one if you want) and then get a lender who is very experienced at doing VA loans. Purchasing a 2-4 unit property on the VA loan, living in one unit, and renting out the others is the single best way for military members to build wealth through real estate.

In OKC, prior military as well.
Look at areas around OKC. Many commute from Norman, Moore, etc. I just purchased my first investment property in Norman.
