Foreclosures up 37%, only 2.2% underwater: where the deals show up this time

People keep asking me if the housing market is about to break. Some of the national numbers look scary right now. The most important one says the opposite, and it changes where an investor should be looking for deals. The scary-looking stuff Foreclosures are climbing. About 303,000 U.S. homes wer...

First Look program question/problem advice needed

I have bought a few houses at auction and have sold them to family or for my own use. I am not a flipper. I just recently bought a house close to my daughter's under the first look program. And fully intended to move there. Once I got into the house I realized it was destroyed and will be lucky t...

Going to my first foreclosure auction tomorrow as an observer – tips? thoughts?

I just want to see how it works in person before I ever put money on the line, and I’d love any advice from people who’ve been doing this a while. The property: 817 W Edwards Ave, Houghton, MI 49931 Fore...

Ask a 40-year records investigator: liens and title traps before you bid

I've spent about forty years digging through public records for a living. Started as a kid at a place called Auto Recovery Bureau on Telephone Road in Houston, finding people and property that didn't want to be found. These days I pull county records by hand for real estate folks — the liens, the...

Real Estate Auction — how do you handle lien risk before bidding?

Hey everyone — I'm a program manager by background (not an auction investor myself) looking into whether there's a real gap in how lien risk gets checked before an Ohio sheriff's sale. What I keep hearing: a full title/lien search takes a title company 1–2 weeks, but an auction closes in days — s...

Foreigners bidding on Spanish judicial property auctions (subastas.boe.es) - how did Foreigners bidding on Spanish judicial property auctions (subastas.boe.es) - how did

Looking into Spanish judicial property auctions (subastas.boe.es) as a non-Spanish-speaking investor. The registry documents (nota simple) and legal notices are only in Spanish. Has anyone found a good way to verify charges/liens before bidding, or is this a real blind spot for foreign buyers?

Is the RDU area good to find foreclosures?

I'm in the RDU area, but have never looked into foreclosures. Now that we have a lot of rehabs under our belt, we wanted to start looking into foreclosed properties. Does anyone have suggestions of good places to look and/or find foreclosures? TIA!

Has anyone used ServiceLink to close an REO transaction

Chase is using ServiceLink as their closing agent. ServiceLink is located in PA and handles the entire closing over the internet - using a local notary at closing. I'm concerned ServiceLink is not aware of all state, county and city real estate laws in my area. Typically I use the bank's closing ...
