Philadelphia Sheriff Sales – Looking for Experienced Investor

Hi, I'm a European investor with a U.S. LLC looking to invest in Philadelphia Sheriff Sales -foreclosures. I'm looking for someone experienced with auctions, owner- ofipied properties, ejectment and cash-for-keys. Ideally, someone who speaks Spanish or Italian. Thanks!🙂

@Luca Marotta Saw your other thread too. Occupied sheriff sale properties are a different game, so I'd definitely line up a local attorney who handles ejectments before you bid on your first one, and budget for cash for keys as part of your number. Are you planning to have someone local on the ground for you?

Luca, a few things people buying Philly sheriff sales from out of town get burned on, from someone who builds and sells here: (1) The mortgage foreclosure sales run online now, with the deposit due right at the sale and the balance on a short clock, so your LLC's funds need to be liquid before you bid, not after. (2) You almost never get inside before the sale. Someone local should walk the exterior, pull the L&I violation and permit history, and check for an open rental license, because an occupied rowhome with violations now carries real liability under the city's new Safe Healthy Homes rules. (3) Occupied means an ejectment action unless you do cash-for-keys, and the second is usually faster and cheaper. (4) Budget the rehab before you bid: a Philly rowhome shell is a very different number from a cosmetic turn, and the numbers are what decide whether the bid makes sense. Which sale dates are you looking at? I can tell you what I'd check first on specific addresses.
